Design and Build how it works

Step 1 - Initial Visit

In order to understand the brief and create a comprehensive quote for the works we would like to visit the property. We can help to advise if our services are a good fit for you and point out any areas that may need to be explored during the process thus could be party wall awards or notifications and permissions. We can discuss any questions may have and talk through the project and timeframes which we can out together with our quote.

The Process for planning

Step 2 - Plans and planning

If you are extending or changing the property you may need architectural plans to be drawn up. We work closely with architects during the process and will also be able to recommend and liaise with your chosen team. The architects helps with the overall design and planning. We work closely with the architects to get the best from the project maximising light and space and to guide you through the drawing stage in to construction.

Step 4 - Planning permission

If the project requires planning permission we will work with the architect to help with the application. The architect will complete the relevant application forms, supply drawings, plans and other site information as required along with a summary of the project so the planners have a clear view of the project. Once submitted the the planning department will assesses the project and make their decision. The process takes around 8 weeks approximately to complete.

Step 3 - Second visit

We will visit the property again once we have the plans drawn up to check it against the vision and make sure you are happy with the design - this is moment to make any changes as future modifications can be costly once works have started.

Step 5 - Structural Calculations

The structural engineer will carry out structural calculations. They are specialist in building structures, and work alongside the architects.

Their job is to make sure any building work adheres to a certain set of regulations and standards to ensure the structure is safe. All buildings need to be able to withstand certain changes.

The structural engineer will go through the plans. They will make calculations such as after a load-bearing wall is removed that the correct support is in place. They might also suggest materials for the build that will enhance the structure.

Step 6 - Tender pack

Once the planning permission has been granted and the full tender pack of plans and calculations has been prepared then the build team will be ready to commence works, taking in to account any requirements form the planners.

Initial no-obligation site survey

We meet with you to understand the scope of the project, your requirements, and the budget we are working with, this will help form the brief and give us a clear idea of what the final build might look like. We welcome any questions you may have about what we do, how we work or how we would plan to complete the build.

Feasibility assessment

We now conduct an assessment of your project. Our assessment will be made up of photographs and site references among other things. We will take in to account any legal issues which we may need to bear in mind, and also assess if the budget is sufficient for the proposed brief and work.

Concept design

Our team will now take the brief, your ideas and vision and transform them in to a concept design this would include be mood boards, setting the intention for the project and the overall view and feel of each space in the project, we take in to account the surrounding areas and offer advice on external landscaping and master planning.

Planning drawings and consents

We will liaise with the architect on your behalf as assist them with the planning process. We will keep you informed of the progress and any criteria that may need to be met.

Building regulations and structural engineering requirements

We can recommend or work with your chosen structural engineer who will offer their expertise to ensure that all aspects of the project comply with the latest Building Regulations. Again, we will liaise with engineer and architect during this process to manage the timeframes and assist where we can to obtain the required approval from Building Control.

Construction and specifications

Our experienced building team lead by one of our dedicated site managers will complete the works to the highest standard. All elements of the construction and finishing will be precisely managed and quality controlled so all designs, specifications, styling, fixtures & fittings, along with finishes will be complete to an exemplary standard.

Sign off

We will meet with you to walk through the project to confirm you are satisfied with every aspect of your project. At this point we will sign off on our works and deliver the build over to you with a handover and compressive pack for the project. This would signify the end of a positive working relationship, successfully build both brought in on time and on budget. Ultimately Creating a property you can be truly proud of.
